1. Is this your first apartment tour?
If your answer is “yes”, don’t jump on it. See at least three other places. It’s too easy to make a poor decision if you haven’t fully scoped out the market.
2. Is this your dream neighborhood?
Before you start scheduling tours, look at neighborhoods. It’s important to determine which ones you like and which ones you don’t. You might be able to score a cheaper, nicer apartment a few miles away, but will you be happy in the long run? If the neighborhood isn’t right, it’s not worth it.
3. Is the management company trustworthy?
Your management company will fix repairs, hold your security deposit, and receive your monthly rent. Because of this, it’s essential that you trust them. Check out the Better Business Bureau and any online reviews you can find. You’ll be miserable if you have a bad landlord, no matter how amazing the apartment. If you don’t trust the management company, move on.
4. Does the apartment meet your criteria?
Before you start apartment hunting, you should determine your negotiables and your non-negotiables. This list can include price, natural light, number of bedrooms, available parking, in-unit laundry, and more. You shouldn’t compromise on the top three things on your list. You can be more flexible with the rest.
5. Are you under pressure?
If the management company is pushing you to make a quick decision, be cautious. Signing a lease is a huge decision, and if possible, you should take at least one night to think about it. Urgent sales tactics are usually a sign that the rental has been on the market for awhile, and there’s probably a good reason why.
6. Do you have a good gut feeling about it?
When you walk into an apartment for a tour, the vibe should feel right. You’ll quickly be able to picture your belongings inside, and excitement will fill your chest. If you can imagine yourself unwinding after work in the apartment and feeling at peace, that’s a nudge in the right direction.
