Getting your property appraised can be a stressful experience. Your home will be judged and valued so you can move forward with the process of selling it, and that can lead to a lot of anxiety. 1. Do your research.
Just like anything else, research the appraiser’s market knowledge of the area. Your appraiser will ideally be a local who has been around long enough to see changes in the market. Also, make sure the appraiser is state certified.
2. Check your maintenance.
Be sure to take care of every loose shingle, carpet stain, or chipped area of paint before the appraiser comes. Even small things can decrease your home’s value.
3. Increase your home’s curb appeal.
When the appraiser comes, your home should be the best on the block. Landscaping plays a huge part in making a positive first impression.
4. Make sure your appliances work.
Do you have an oven that only works when you give it a little kick? Or a fridge that doesn’t seem to get very cold anymore? These big ticket items need to be running smoothly if you want a good appraisal value.
5. Cost does not equal value.
You must understand this. When you remodel parts of your home, you always hope it will increase your property value…but this isn’t always the case. Rate of return is extremely important. Research economic investments before you do any huge renovations.
6. If you’re not happy, reach out.
If you’re not satisfied with the appraisal value, contact the appraiser and have a conversation about it. And if worse comes to worse, you can always have a second appraisal.
